The Energy Performance Certificate (EPC) measures the energy efficiency of a building on a scale of A to G. A is the most efficient energy rating, and G is the least. A commercial EPC is required when a building is being constructed, sold or let and will indicate how much money will need to be spent on energy. In addition, any report will include recommendations on how a building can be made more energy efficient. As with a domestic EPC, any certificate will be valid for 10 years.

Who needs a commercial EPC?
If a building is being offered for sale or rent, the landlord or seller must provide any potential prospective buyer or tenant with a commercial EPC at the earliest opportunity. You must get a commercial EPC if:
- A building under construction has been recently completed
- You wish to rent out or sell the commercial premises
- Your building is detached and over 50m squared
- Changes have been made to the number of parts used for separate occupations, including providing or extending heating, air conditioning, or mechanical ventilation systems.
Tenants are more likely to be interested in properties with higher EPCs that are more energy efficient and, therefore cheaper to run.
There are currently exemptions (in England and Wales) for:
- Places of worship
- Temporary buildings that will be used for less than two years
- Standalone buildings with a total useful floor space of less than 50 metres squared
- Buildings due to be demolished by the seller or landlord
- Buildings to be demolished and the site redeveloped by the buyer or tenant where they are sold or rented out with vacant possession
- The buyer or tenant has planning permission to demolish it
- Some listed buildings – in these cases, we would advise that you get advice from your local authority conservation officer if the work would alter the building’s character
If you do not have an EPC, your commercial property cannot be listed on the market. Depending on the value of the building, there can be penalties in place.
How are commercial EPCs calculated?
Energy ratings on a commercial building are calculated by analysing the following:
- Property size, age, type, and construction materials
- Ventilation
- Lighting
- Wall and loft insulation
- Central heating and hot water systems
- Windows
Any rating will be shown on an energy graph. Landlords must ensure that any rental property, whether commercial or residential, has a minimum EPC rating of E. Please see details of the current and future legislation for EPC ratings.
Commercial properties cover many uses and are likely to take longer to complete than domestic EPCs.
