If you are the landlord of residential or commercial property then you should be aware of the requirement to comply with all relevant legislation and to have the property inspected at regular intervals to ensure that it does. There are severe penalties for not doing so or not being able to provide the relevant certificates or reports when required.
Are you aware of all of these requirements that you need to meet?
- Energy Performance Certificate
- Electrical and Portable Appliance Inspection
- Legionnaires Disease (Legionella) Risk Assessment
- Gas Safety Certification
- Smoke and Carbon Monoxide Detectors

Mill Energy: All landlord services under one roof
We can help you to meet those requirements, stay on the right side of the law and provide the services that your tenants expect.
Although we do not handle the inspections for all of these ourselves, we have close contacts with other inspecting companies and surveyors. We can arrange and coordinate all of the required visits so that they happen at the same time, saving you time and the trouble of arranging multiple access to the property.
In addition to these statutory requirements, our floor plans will help your property to stand out when being marketed to prospective tenants. We can also arrange Property Inspections and Contents Inventories to protect your property and contents, and help with the transition when tenants move in or out.
Portable Appliance Testing
It is a legal requirement to have Portable Appliance Testing (PAT Testing) completed on a rental property or any business equipment. Regular PAT Testing plays an essential part in documenting your legal duty of care to comply with current Health and Safety Regulations.
All PAT Testing services are tailored to meet the needs of our clients and each test will check the following:
- Visual inspection
- Earth continuity
- Lead polarity
- Insulation resistance
Once completed you will be issued with a report outlining any issues where applicable and we can make small repairs, inclusive of the price.
Legionella Risk Assessments
A Legionella Risk Assessment is an inspection of a plumbing system within a domestic property. Landlords are legally required to understand the risks of legionella and control any risks, as well as keeping a thorough record of all assessments.
Our team will look at the plumbing standards and make relevant assessments to ensure the risk of legionella contaminating the water is low.
A report will then be produced, which will outline recommendations on the works that can be done to reduce the risk of legionella in each property.
Energy Performance Certificates
An EPC is a document that shows the energy efficiency and carbon emissions of a property. The property is then given a rating between A and G and this is displayed on a chart.
A represents the most energy-efficient and G, the least. The report will also highlight recommendations for increasing the energy efficiency of the property and reducing carbon emissions, along with the estimated costs of making these changes.
It is now a legal requirement to have an EPC for any property when marketing it for sale or rental. EPCs expire every 10 years.
